Where does the name HipPocketz come from?

Pocket listings are some of the most private, exclusive real estate listings on the market, so much so that many in the real estate industry refer to these listings as being kept “in the realtor's hip pocket.”

What is the benefit of using HipPocketz?

Pocket listings provide substantial benefits for clients, but the process of connecting clients with potential homebuyers for pocket listings can be difficult. We provide immediate exposure for any pocket listings you may have, ensuring that they can be easily accessed and are always up to date. At HipPocketz, we remove that difficulty from the process.

What are the differences between membership plans?

Our membership plans are available to agents with active real estate licenses and are available on an annual, semi-annual, 90 day and 1 month basis. We would like to offer our first members special prices. Please see our Agents Page for more details.

What are the criteria for property listings on HipPocketz?

  1. Agents must have signed listing agreements for any properties they list on HipPocketz
  2. Make sure your listing is not currently active in the MLS or on any other property listing site.
  3. We ask that state and local board standards, commission terms and agreements apply to all parties and property listings.
  4. In the case of new homes, we ask (but don’t require) that construction (the pouring of foundation) start within 30 days and be finished within 18 months of construction commencement. The reason we ask this is to provide a fresh list of property options for buyers.

Do customers have access to the listings on HipPocketz?

While the primary goal of our service is to provide a place for agents to easily and inexpensively list their available pocket listings, our site will have a consumer side where qualified homebuyers can access listings. While the site is in testing mode, we will have access restricted to agents only. However, we do plan to make listings that agents have approved for public viewing available to customers in the near future, so potential home buyers should check back soon for updates!

What types of properties can I list?

Currently, we accept listings for several different property types, including residential sales, residential leases, farms and ranches and land sales.

Will I owe HipPocketz any commission on the sale of a home posted on their site?

No. Your membership fee is the only cost associated with taking advantage of our services.

What is a pocket listing?

Most home sales are listed in what are known as multiple listing services (MLS). Listings in an MLS are required to carry a range of different information, some of which property owners may not want to make public. Pocket listings provide a valuable benefit for individuals in this position, as information such as the price of the home, the owner’s personal information, time on the market, and other issues can be kept out of a pocket listing. HipPocketz supports the value and use of the MLS for non-pocket listings. Pocket listings are not ideal for every property and should be considered on a case-by-case basis.

How can I access your listings?

Eventually, our site will have a consumer end where qualified homebuyers can access private listings. While the site is in testing mode, we will have access restricted to agents only. I can't find the price or number of days on the market on the property listing I am viewing. Where is it?

One of the benefits of pocket listings for many property owners is that they are allowed to exclude certain information about the property, including the price and number of days on the market. Therefore, if you can’t find this information, it’s probably not a mistake. You’ll need to contact the agents directly in order to learn more about whether the property you’re looking at is in your price range.

How can I contact agents about property listings on HipPocketz?

Once listings become available for public viewing, you will be able to access an agent's profile on their listing. We encourage customers interested in pocket listings to connect with agents who have listings on HipPocketz, as they have experience with these types of transactions. If you are selling your home and are looking for an agent, we encourage you to look for an agent that has properties listed in your area.
